Rental Appraisals

we can provide free, no obligation assessments of your property that will provide you with accurate information on the potential weekly return on your property, in today’s market. This includes a full assessment of your property taking into account location, chattels, construction, proximity to schools, parks, playgrounds, public transport, and services, retail as well as the average rent return for your neighbourhood..

Healthy Homes Assessments

The healthy homes standards introduce specific and minimum standards for heating, insulation, ventilation, moisture and drainage, and draught stopping in rental properties.These are the new standards that all rental properties must meet.
We can provide you with the services of our selected assessors, or you can chose to take care of this yourself.

Part two of the new Healthy Homes legislation comes into force on 1st July 2021. The first part of this was the insulation standard (1st July 2019) and the second part covers heating, ventilation, draught stopping and moisture ingress and drainage.

Tenant Selection

We run stringent tenant checking procedures to ensure the right tenant has been selected for your property. This includes running credit checks, thorough reference checks and tribunal results and orders, employment checks, previous landlord checks and financial recording checks, to ensure you only get trustworthy, honest and reliable tenants, no exceptions.

Property Advertising

We will advertise your property as soon as you are ready to do so. We use Trademe, our Website, and can also erect a sign outside the property.

Tribunal Hearings

if and when a Tribunal hearing is required, we will attend and take all necessary action without the need to involve you. We will keep you informed of the results and only involve you when absolutely necessary.

Maintenance management

we provide full managed maintenance of your property without any extra fees. We provide you with the choice to use our reliable and trustworthy trades people, or allow you to take care of the required work, yourself. We can also arrange a quote for any major work necessary.

Rental Arrears Management

Rent arrears are handled quickly and professionally so that there is no impact on your investment. We expect rents to be paid on time – no exceptions. Our reporting procedures ensure we get instant notification of any missed payments and begin action to remedy the situation immediately.
